Why do Flat Roofs Leak?

In short the answer is ignorance.  The roof pictured to the right is a brand new foam roof installed by a well known roofing contractor in the valley.  To the untrained eye the roof really looks good.  Even up close it looks good.  The problem with it is that we needed to completely remove this roof and install another brand new roof because the methods used in the installation pictured actually caused lots of leaks!

 

We do not have room here to fully explain this.  See the article in our newsletter for the Spring of 2008 for a complete explanation.  Basically, the reason this home and so many flat roofed homes have and do perpetually leak is because the roofing industry in general does not understand the Building Envelope.  When roofers foam or roof up over the roof to wall flashings they actually trap the water in the walls!  Water does get behind stucco period! When it does, it needs a place to exit and drain out onto the top of the roof.  That is what the flashings are for and when those are roofed over it creates leaks!
